The Site
The site extends to 1.16 ha and comprises a greenfield site, located to the south of Banbury Road, on the southern approach to the village of Ettington. The site lies between the Banbury Road (to the north east) and a publicly accessible recreational playing field to the south west.
The village of Ettington has been recognised as a sustainable location for new development by Stratford-on-Avon District Council within their adopted Core Strategy 2011 to 2031 (adopted July 2016), being categorised as a Local Service Village for its facilities such as a primary school, community centre and village shop. Alongside this, the village is a desirable location within the District, with good access to the town of Stratford, and to the M40 motorway, with strategic connectivity to Birmingham to the north west, and London to the south east.
The site has also been recognised as an appropriate and suitable location for housing by the Council in their emerging Development Plan (the Site Allocations Plan) and by Ettington Parish Council as a strategic reserve housing site (under Policy H2) in the Ettington and Fulready Neighbourhood Development Plan 2011 – 2031 (made July 2018).
